What type of project is this?
Your project type sets the base cost data for materials and labor, calibrated to national Homewyse averages.
What is the project zip code?
We apply a regional Construction Price Index to your estimates based on publicly available cost data (ENR/RSMeans regional data).
How many rooms?
We'll place that many rooms on your floor plan canvas. You can add or remove rooms at any time.
Your Floor Plan Canvas
The large grid in the center is your floor plan. Each square = 1 foot. Your rooms appear here as colored blocks.
- Click a room to select it
- Drag a room to reposition it
- Drag a corner handle to resize
- Rooms snap to each other automatically when dragged close
Customizing a Room
Click any room on the canvas to open its details in the right-hand panel. From there you can:
- Rename the room and set its type (Kitchen, Bedroom, etc.)
- Choose a floor finish — each has a health and cost rating
- Choose a wall finish — same idea
- Click More Info to see a full cost and wellness breakdown
Progress Tracking & Room Feedback
Two live features help you build a better plan as you go:
- Progress bar (below this toolbar) — tracks how many rooms are fully configured. A room is "complete" once you've chosen a non-default floor and wall finish. Hit milestones at 25%, 50%, 75%, and 100%.
- Room feedback card — appears in the right panel whenever you select a room. It grades the room A–F and tells you exactly which material swap would raise the score most, and by how many points.
Reading the Header Stats
The top bar updates live as you build your plan. Three key numbers are always visible:
- Wellness Score — project-wide score from 0–100 based on your material choices. Color-coded: blue is healthier, orange is lower.
- Total Floor Area — sum of all room floor areas in square feet, updates as you resize rooms.
- Investment Budget — total estimated project cost, adjusted for your zip code and budget tier.
Wellness score ranges: 80–100 Excellent · 60–79 Good · 40–59 Fair · below 40 consider upgrading materials.
Budget Tiers
Use the Budget Tier dropdown in the header to scale your estimates up or down:
- Essential — baseline cost, standard installation
- Performance — 25% premium for higher durability and finish quality
- Luxury — 50% premium for top-tier materials and craftsmanship
Cost figures use national Homewyse averages adjusted for your zip code.
